The safety of your home is important to us and this means that we will undertake several tests, inspections and rigorous planned maintenance throughout the course of the year. Typical items that will be addressed are:–

  • Gas Safety – To ensure any gas appliances are functioning correctly and serviced.

  • Water Temperature checks – To ensure the correct operating temperature of TMV2 valves.

  • Portable Appliance Testing – To ensure that the appliances we have provided are working safely.

  • Fire Alarms – To ensure that the audible systems are functioning correctly and any faults are identified and corrected.

  • Fire Fighting Equipment – To identify any faulty equipment and replace where necessary.

  • Sprinkler Systems – To ensure your sprinkler systems will function effectively in the event of activation.

  • Emergency Lighting – To ensure that there is adequate lighting to your escape routes in the event of a mains power failure.

  • Specialist Equipment – Such as hoists, lifts and assisted baths are in fully working order and any compliant repairs are undertaken.

  • Duct Cleaning – To ensure safe operation and use of specialist cleaning equipment.

  • Fire Risk Assessment of the property (every 2 years).

  • Electrical Condition Reports (every 5 years).

Cyclical Maintenance Works

Throughout the term of your tenancy it is expected that your home may become worn and torn and we would like to make sure that your home is in the condition that makes you comfortable.

Items such as decoration, carpets, bathrooms and kitchens are covered through our cyclical maintenance programme although it may be necessary to attend to these items well in advance of the expected timeframe. We can also issue you with a request template which you can fill in and return to us with the details of your request and we will respond following assessment.
